Kitchen & Breakfast Area on Open Plan to Living & Dining Area

The Kitchen & Breakfast Area is a superb open plan space which measures approximately 4.0 meters (13.1 feet) wide x 3.56 meters (11.7 feet) long in the Kitchen & Breakfast Area, extending to 8.52 meters (28.0 feet) long into the Living & Dining Area. The Kitchen has been redesigned and reconfigured to make best use of the available space and additionally incorporate a stylish Breakfast Area.

The space has been creatively designed and decorated to create a clean minimalist modern look, with white and brushed steel being the predominant theme throughout. Touches of brushed steel create a slick contrast against the white, high gloss finish of the kitchen units and wall tiles. The entire area has been floored with a high quality, Engineered, Hand Scraped, Matt Lacquered, Oak Floor. This has been laid on top of high performance 5mm XPS Foam Underlay Boards, which provide High Thermal Insulation (0.024 W/mk) and excellent Noise Insulation (20 dB certified) qualities. There is an external Rear Door which provides access to the bin space. The Gas powered, Sime Super Combi Boiler is located in the Kitchen and it has been discretely housed.

The Kitchen has been fitted out with all of the usual Appliances and there is a good mix of Storage Units including Wall Units, Base Units and Pan Drawers, all with Integrated Handles and coordinating Earthstone Worktops. A nice addition is the large Breakfast Area, which creates a great space for food preparation, home working, or, perhaps … even eating your breakfast! The front of the Breakfast Bar has been fitted with a Double Socket to provide a power point for your Laptop. The Breakfast Bar also features three Downlighters which provide nice Mood Lighting in the evening. The walls of the preparation areas have all been finished with ‘Metro’ Kitchen Wall Tiles in a coordinating white gloss finish.

The Zanussi Appliances include a fully integrated 70/30 Fridge/Freezer, a fully integrated Dishwasher and a Ceramic Hob. The Fan Oven, Chimney Hood and Splash Back are all finished in brushed steel. The Electrolux Washing Machine/Tumble Dryer is also fully integrated. The trendy ‘Urbane’ Sink and Mixer Tap are finished in brushed steel. The Sink comes complete with with a Chopping Board and a Wire Rack Drainer.

The space has been carefully planned and designed to provide adequate storage space. The storage units comprise of two Corner Units, Pan and Utensil Drawers, Sink Housing Unit and four Bridging Units. The ‘Feature Wall’ Units include a Tower Unit, two Base Units, two Wine Racks, a large double height ‘Illuminated’ Bridging Unit and additional Worktop Space.

Attention to detail has been paid to the fixtures and fittings and for illuminating the Kitchen & Breakfast Area there is a good mixture of Task, Mood and Low-key Lighting options. There are two Four Light Spotlight Bars and a set of three Pendant Lights. Both Spotlight Bars and the set of three Pendant Lights are controlled by Dimmer Dials, allowing you to create your ideal mood. Ambient Strip Lighting has been installed underneath all of the Wall Units, as well as inside and underneath the ‘Feature Wall’ Bridging Unit. Finally, three Downlights have been fitted to the underside of the Breakfast Bar Worktop, illuminating the front of the Breakfast Bar and creating a nice touch of Mood Lighting to the Living & Dining Area.

Other fixtures include a fabulous designer Vertical Radiator, in a matt white finish, complete with Chrome Valves. The Radiator is rated at approximately 4,435 BTUs or 1300 Watts. The Kitchen Window features a lovely deep ledge and has been fitted out with three Venetian Blinds, rather than one large Venetian Blind. This is a far more practical approach in terms of functionality. A white gloss finish was chosen to coordinate with the Kitchen Units and Wall Tiles.

The electrical fittings are all finished in brushed steel and include five Double Sockets, a Single Socket, Oven, Hob and Chimney Hood Isolation Switches, a Single Light Switch and a set of Three Dimmer Dial Switches.
